STOP 7 New houses at 11A Streatham Common South

We are campaigning to preserve the conservation area by asking for the refusal of planning permission MC Streatham.jpgfor these 7 new houses.  . 

The application was 11a STREATHAM COMMON SOUTH, PLANNING APPLICATION NUMBER 06/00638/FUL/DC_LD0/ AND 06/00641/CON.

You can email your objections to objections@sceco.org.uk and we will forward them to the council.  In order for you to get an acknowledgement from the council you will need to include your name and address in the email.

 

Here are some bullet points that might help you writing a letter or alternatively there is a draft letter below in Microsoft Word format or in an email format:

  • ·        The site is located within a Conservation Area and the development is out of keeping

    ·        The scheme will detract from the character and appearance of the area

    ·        The scheme will set an undesirable precedent which the Council will find difficult to resist

    ·        The site is backland which is uncharacteristic of housing in the locality

    ·        The scheme will result in the loss of trees which make an important contribution to the area

    ·        This is a small housing estate in an area characterised by individual houses.

    ·        The design of the houses is all the same and uncharacteristic of the area

    ·        The existing building is worthy of retention

    ·        The creation of a new access will resulting the removal of a green area dominated by trees and vegetation and be replaced by a road creating an intrusive and uncharacteristic suburban appearance

    ·        Views from the Common will be spoilt

    ·        The design of the houses are out of keeping

    ·        The site is too cramped and not suitable for such a large scheme

    ·        The location of the access is dangerous with limited visibility at the junction with Streatham Common South

    ·        Streatham Common South is a very busy road, even at weekends and the additional traffic will add to highway dangers

    ·        The houses are located too close to the boundary and are too large

    ·        The houses will appear dominant and have an overbearing impact on my house

    ·        My house and garden will be overlooked and the quiet enjoyment of my property will be lost if this development is approved.

    ·        There is too much parking and people should be encouraged to use public transport

    ·        A preservation order should be placed on the trees

    ·        The existing building should be listed

    ·        The site is not suitable for this many houses

    ·        If the site is to be developed it should be restricted to bungalows

    ·        The construction of the building will cause noise and disturbance

    ·        This is a conservation area and it should be preserved and protected from new development

    ·        A previous scheme was turned down and so should this

    ·        The plans show trees but the application does not include a planting scheme

    ·         The plans are misleading there are lots more trees on the site than indicated and the new trees are shown as mature species

    ·        The layout and design of the buildings are not sympathetic to their surroundings

    ·        There is no provision for cycle facilities shown on the plans

    ·        There is no indication of recycling facilities in the scheme

    ·        The houses are too close to the existing trees and will endanger their long term health and retention

    ·        The location of the existing building creates a visual gap and this will be lost

11a STREATHAM COMMON SOUTH, PLANNING APPLICATION NUMBER 06/00638/FUL/DC_LD0/ AND 06/00641/CON

 

We object to the above planning application.

 

The proposals will completely destroy the charm and living conditions of residents living on or around the proposed development site.

 

Conservation area status requires special consideration of the matters presented below:

 

Context, density and privacy

The houses in the immediate area are properties of character. The proposals are totally insensitive and out of character with the surrounding housing. The new house style is not in keeping with the existing period house character. 

 

11a Streatham Common South will be demolished. A single storey building and a good example of its kind, its copper roof is unique in Streatham. The proposals destroy the profile and consistency of the frontage when viewed from the Common.

 

Ecology

The Streatham Common conservation area supports a wide variety of plants and many trees, some of which are prime specimens.  These would be lost to the neighbourhood. 

 

Traffic, parking and safety

Vehicle movements will cause disturbance to residents in and around Streatham Common South. The proposal turns what is currently a quiet sanctuary into an area of intense acoustic activity.

 

The access into Streatham Common South will cause risk to drivers and pedestrians which is already dangerous for long periods, particularly during the summer. Insufficient provision for car parking in the scheme will result in additional parking on Streatham Common South giving rise to an increase in narrow single vehicle passing, dangerous manoeuvring and risk to drivers and pedestrians

 

Peaceful enjoyment

The construction of the proposed development will cause disturbance and annoyance in relation to noise, light pollution and atmospheric pollution over at least 18 months.  This will affect all residents in and around Streatham Common South.

 

Precedent

The area currently occupied by the garages behind number 12 Streatham Common South and Lewis’ Builders yard would provide a further opportunity for development taking the present application as its precedent with all the objections already listed.  This in turn may set precedent for infill throughout the Streatham common conservation area, the overall effect will be intolerable.

 

In summary

The proposed development we consider represents an over development of the site and is out of character with the surrounding development.  It is detrimental in terms of overlooking and loss of privacy. 

 

The safety of drivers and pedestrians will be severely adversely affected.

 

There will be more noise and easier access for criminals.  Families will be discouraged and move out and the quality of the neighbourhood will deteriorate.

 

Everybody loses apart from the developer.

 

There is a need to improve and protect the character of this established residential area.

 

Please reject the application.
